From greenfield planning to an emerging industrial city

MyDholera follows Dholera through planning, infrastructure, industry, connectivity, heritage and real-estate evidence. We separate what is delivered, approved, planned, developer-stated and editorially interpreted.

Core idea

Development can create value. Appreciation is never guaranteed.

Land is finite, but price is determined by more than scarcity. Infrastructure delivery, employment, connectivity, approvals, supply, buyer demand, legal clarity and liquidity all matter. MyDholera therefore tracks the drivers rather than promising the outcome.

Each engine below is linked to the source class that supports it. Where government information describes future capacity or approved projects, MyDholera retains that future-state wording.

Planned City

Dholera Special Investment Region spans about 920 sq km. NICDC identifies a 22.54 sq km Activation Area where trunk infrastructure is substantially in place. The overall SIR, Town Planning Scheme areas and Activation Area should be understood as different planning layers.

Industrial Economy

Semiconductors are a major industrial anchor. Tata Electronics’ Dholera fab is being developed with planned capacity of 50,000 wafer starts per month and investment of more than ₹91,000 crore. Current government material points to production commencing in 2027, so planned capacity should not be represented as current output.

Connectivity

Road, airport and rail connectivity are central to the Dholera growth story. In May 2026 the Union Cabinet approved the approximately 134 km Ahmedabad (Sarkhej)–Dholera semi-high-speed double railway line, intended to connect Ahmedabad, Dholera SIR, the upcoming Dholera Airport and Lothal.

Technology & Infrastructure

The Dholera proposition is based on planned industrial-city infrastructure: roads, utilities, ICT-enabled services, water, power and scalable industrial land. MyDholera tracks delivered infrastructure separately from announced or proposed infrastructure.

Heritage & Tourism

Lothal adds a distinct heritage dimension to the region. Current government reporting places the National Maritime Heritage Complex project at approximately ₹5,000 crore, with a lighthouse museum planned as a major landmark within the complex.

Land & Real Estate

Infrastructure, employment, connectivity, approvals, supply and actual buyer demand can influence land and property values. Appreciation is never guaranteed; title, zoning, permissions, liquidity and project-specific documentation require independent verification.

Claims desk

What MyDholera will not repeat uncritically

Dholera attracts investment marketing, infrastructure projections and social-media claims. Our role is to preserve useful context while removing unsupported certainty.

Dholera is a multi-trillion-dollar city.

Do not publish as fact.

Use the defensible description that Dholera is one of India’s largest planned greenfield industrial-city developments. A multi-trillion-dollar valuation is not an authoritative city-scale fact.

Land appreciates, never depreciates.

Reject as an investment promise.

Land can fall in value, stagnate or remain illiquid. MyDholera should explain the drivers and risks that may influence long-term value without guaranteeing appreciation.

Separate official facts, developer claims, verified secondary sources, editorial analysis and historical information.
Date material facts and expose a last-verified date where useful.
Treat project travel times, amenities, pricing and inventory as source-claimed unless independently verified.
Do not auto-publish changed high-risk claims from a scraper or source-monitoring job without review.
Preserve prior dated baselines so changes remain auditable.

Lothal deserves its own lens

The National Maritime Heritage Complex is a significant heritage and tourism development near the broader Dholera region. MyDholera tracks it as regional context, not as a substitute for project-specific due diligence.
